Description:

 

Under general direction of the Senior Manager, Client Experience & Building Operations, the Manager, Mechanical Operations & Maintenance manages a group of building operating engineers and has overall responsibility 24 hours/7 days per week for planning and directing the operation and maintenance of their assigned area in adherence with TSSA regulations and are accountable to the Site Chief Operating Engineer.  The Manager is assigned a group of buildings within one of the four geographical areas and ensures that the maintenance of mechanical equipment and systems, including heating, cooling, compressed air, and hot and cold-water supply systems, is carried out in a safe and economically responsible manner.  

 

Responsibilities include direction and supervision of Building Operating Engineers, internal Trades staff and external contractors.  The Manager works closely with faculty, students and staff concerning maintenance, operational and financial issues, establishes schedules and ensures completion of repairs, upgrades and renovations within budget and with as little disruption as possible of academic programs. 

 

The Manager provides expert technical advice to others, maintains deficiency lists, actively pursues energy conservation opportunities and manages the section budget. As well, the Manager manages numerous renewal projects and provides input into major capital construction projects as a prime member of the owner’s operations team.   

 

The incumbent will also be responsible for ensuring efficient building energy usage, identifying anomalies from operating benchmarks, effectively analyzing energy data relating to the daily operations and applying strategic measures to improve building operational efficiencies.

 

The Manager will be expected to deliver UofT exceptional customer service standards to key client contacts and provide timely updates when needed. 
 

 

Qualifications:

 

EDUCATION:

 

1st Class or 2nd Class* Operating Engineer TSSA Certificate of Qualification, or Refrigeration Class A Qualification and 3rd Class Operating Engineer TSSA Certificate of Qualification, or BES Class 1 and 2 or HVAC trade licenses (*see Experience section) and/or a degree in Engineering (Mechanical preferred).  Professional Engineering designation is an asset.

 

EXPERIENCE:

 

The incumbent must have knowledge and working experience with all types of equipment related to refrigeration, heating systems, air handling, A/C systems, other mechanical systems inherit in institutional buildings and their controls, at a level appropriate in order to instruct subordinate building operating engineers in operations and maintenance.   Must also have experience overseeing energy conservation measures to improve building operational efficiency and in order to lead team initiatives. 

 

  • Minimum seven (7) years’ related experience required in building operations and maintenance, including two (2) years’ supervisory experience (in a unionized environment preferred) if the incumbent holds a1st Class Operating Engineer Certificate of Qualification; 

OR

 

  • Minimum ten (10) years’ related experience required in building operations and maintenance, including two (2) years’ supervisory experience (in a unionized environment preferred) if the incumbent holds a 2nd Class Operating Engineer Certificate of Qualification

OR

 

  • Minimum seven (7) years’ related experience required in building operations and maintenance, including two (2) years’ supervisory experience (in a unionized environment preferred) if the incumbent holds a degree in Engineering (Mechanical preferred), 3rd Class Operating Engineer Certificate of Qualification and a Refrigeration Class A Qualification.

OR

  • Minimum seven (7) years related experience required in building operations and maintenance including two (2) years supervisory experience (in a unionized environment preferred) if the incumbent holds BES Class 1 and 2 certificate or HVAC trade license.

 

SKILLS:

 

Ability to oversee the operation and maintenance of building equipment.   Excellent proficiency in use of standard office software applications: Word, Excel, SAP (e.g. FIS), scheduling software.  Experience developing, monitoring and managing budgets, as well as preparing budget reports and estimates.  Strong project management experience overseeing renewal projects and providing advice on capital construction projects.  Experience reviewing mechanical/electrical drawings, specifications and schematics.

Excellent organizational skills; good oral and written communication skills; demonstrated ability to provide a high level of service under pressure of multiple demands; good analytical and problem solving skills; excellent interpersonal skills to tactfully handle escalated issues; ability to exercise good judgment and initiative.
